What Dallas–Fort Worth-area owners paid

Owners of single-family homes told the U.S. Census Bureau what their new roof cost. We count only roofs where someone outside the household did most of the work. The price is for the whole job, including any part insurance paid. In the Dallas–Fort Worth area, the median is $16,000 — about half paid less, about half paid more. About 3 in 4 paid $25,000 or less.

In this area, about half of the households the Census Bureau asked (54%) answered the survey. Fewer answers can make the numbers less exact.

Roofs where insurance was the main source of money

In the Dallas–Fort Worth area, insurance was the main source of money for about 2 in 3 new roofs (66%). In Texas, Louisiana, Oklahoma and Arkansas together, these roofs had a median of $17,000, and other new roofs $9,000. The survey doesn't say why. These two numbers are for the four-state region, not just the Dallas–Fort Worth area.

What Dallas's roof permits list

Since May 2025, Dallas has issued roofing permits through its new online system, and each one lists a job value before the work — not the final bill. For 1,959 roof replacements on homes from May 2025 to October 2026, the median is $16,300 — half listed less, half more. Half fall between $10,000 and $25,000. About 1 in 4 permits lists no amount; we left those out.

Why these permits are worth more than older ones

Since July 1, 2025, the Dallas permit fee is a flat $181 per home, plus $100 per extra trade — it no longer depends on the amount listed. So there is no reason to list a low value. 1,737 of the 1,959 permits on this page were filed after that date. Older Dallas permits (2018–2020) were filed when the fee rose with the amount; this page no longer uses them. Source: City of Dallas, Fee Guide ↗

Price by roof size

1,513 permits state the roof area. The median is $5.66 per square foot — about $570 a square (100 sq ft).

Median listed on the permit · roof area as stated on the permit · we use the area only where it is between 800 and 8,000 sq ft; nearly 1 in 4 permits lists it in squares or as an impossible number, so we leave those out

New deck or old deck

337 of 1,959 permits (17%) replace the roof deck too. Those jobs list a lower median ($15,000 vs $16,800) — but they are smaller roofs. Per square foot the two groups cost the same ($5.62 vs $5.69), so on Dallas permits a new deck doesn't show up in the price.

Two numbers that count different things. The survey is what owners said the whole job cost, across the whole Dallas–Fort Worth area, for jobs from 2021 to mid-2023. A permit lists an amount before the job, in Dallas only, from May 2025 to October 2026. We show both and never mix them.

Wood shake, slate and tile roofs: too few permits, or amounts too odd, for a number.

Of 3,080 Dallas roofing permits on homes since May 2025, we kept 1,959: permits that were issued (not denied, withdrawn or expired) and list an amount between $1,000 and $500,000. We left out 1 broken record, 524 that were never issued or expired, 589 with no amount, 6 under $1,000 and 1 over $500,000.

Roof rules in Dallas

The permit rule

In Dallas, minor repairs to roofing or roof vents need no permit. Replacing large areas of a roof, or the whole roof, needs a re-roof permit. If roof joists or rafters are damaged, you need a building permit.

The permit fee

Since July 1, 2025, Dallas charges a base fee of $181 per home for alterations and repairs, plus $100 for each extra trade and a $15 technology fee per document. The fee no longer depends on the amount listed, so there is no reason to list a low value — one reason to trust these permits more than older ones.

What the numbers say about Dallas roof costs

What the survey and Dallas's 2025–2026 roof permits show.

Do Dallas permits match what owners paid?

Closely. Dallas permits from 2025 and 2026 list a median of $16,300; owners across the Dallas–Fort Worth area paid a median of $16,000 for jobs in 2021 to mid-2023. The two count different things and different years, so treat the match as a sanity check, not a rule.

How much is a roof per square foot in Dallas?

About $5.66 per square foot on the permit — $570 a square — where the permit states the area (1,513 roofs). A 2,000 sq ft roof lands near $11,300; a 4,000 sq ft roof near $22,600.

Which Dallas ZIP codes list the highest roof costs?

ZIP 75225 lists the highest median, $34,800, then 75230 at $32,600. ZIP 75217 lists the lowest, $8,000, then 75211 at $9,000. ZIP 75214 has the most permits (127, median $19,000). That is out of 24 ZIP codes with at least 30 permits.

Does a new roof deck change the price?

Not per square foot. 17% of Dallas permits replace the deck; those roofs list a lower median ($15,000) only because they are smaller. Per square foot the two groups match ($5.62 vs $5.69). Ask your roofer whether the deck is in the estimate anyway — on these permits it doesn't stand out.

Does metal cost more than shingles in Dallas?

Yes, by a lot on the permit: metal roofs list a median of $51,300 (36 permits), asphalt shingles $16,000 (1,743). Flat TPO roofs list $22,500 (33). Wood shake, slate and tile are too few or too oddly priced to show.

Is a new roof in Dallas more expensive than average?

The survey can't say for sure. Dallas–Fort Worth-area owners paid a median of $16,000, against $11,000 for the whole US, but with only 77 roofs the gap is too uncertain.

American Housing Survey 2023 · jobs from 2021 to mid-2023 · one area for Dallas, Fort Worth and Arlington · We counted the US median the same way as this area's. The Census Bureau's own US median is $10,000, because it also counts amounts it filled in itself and amounts under $1,000.

Are roof prices on Dallas permits rising?

A little. Permits from May to December 2025 list a median of $15,000; permits in 2026 list $17,000. That is one year of data, so don't read too much into it.

Questions people ask

Is $30,000 too much for a roof?

It's on the high side, but not rare. On Dallas permits from 2025 and 2026, about 1 in 6 roof replacements list $30,000 or more. In the survey, about 3 in 4 Dallas–Fort Worth-area owners paid $25,000 or less, and about 9 in 10 paid $35,000 or less. Roof size matters most: permits run about $570 a square, so a 40-square roof lands near $22,600. Check your amount at the top of this page.

What is the 25% rule for roofing?

Dallas's permit rules don't use 25%: minor repairs to roofing need no permit, while replacing large areas of a roof or the whole roof needs a re-roof permit. Source: City of Dallas ↗. In some other states, like Florida, the "25% rule" means something else. There, if more than 25% of a roof section is repaired or replaced within 12 months, the whole section may have to meet today's building code. Since 2022, Florida applies this only to older roofs, not to roofs built to the 2007 code or later. Source: J.S. Held, "Florida Building Code 25% rule" ↗

How much does it cost to replace a roof on a 2000 square-foot house with hip roof in Texas?

Dallas permits don't say whether a roof is hip or gable. They do list roof area: roofs of 1,500 to 2,499 sq ft are listed at a median of $12,000, and 2,500 to 3,499 sq ft at $15,700. That's roof area, not house size, so check how many squares your estimate counts.

How much does it cost to replace a roof on a 2,200 square-foot house?

Across the whole US, owners of homes from 1,500 to 2,499 sq ft paid a median of $12,000 for a new roof (jobs from 2021 to mid-2023). That's the size of the house, not the roof. In the survey, Dallas–Fort Worth-area owners of homes that size paid a median of $15,000 (32 roofs). Dallas permits list roof area instead (see the question above).

Do I need a permit to replace a roof in Dallas?

Yes, if you replace large areas of the roof or the whole roof. Minor repairs to roofing or roof vents need no permit. Source: City of Dallas ↗

Why do the permit number and the survey number almost match?

By coincidence as much as anything. The permit lists what the roofer declares before the job, in Dallas only, in 2025–2026; the survey is what owners said the whole job cost, across the whole area, in 2021–2023. Since the 2025 Dallas fee no longer depends on the amount, roofers have no reason to list less. We still show both and never mix them.

Does insurance change what a roof costs?

In the Dallas–Fort Worth area, insurance was the main source of money for about 2 in 3 new roofs (66%). In Texas, Louisiana, Oklahoma and Arkansas together, these roofs had a median of $17,000, and other new roofs $9,000. The survey doesn't say why. These two numbers are for the four-state region, not just Dallas. The survey price is for the whole job, including any part insurance paid.

Where do these numbers come from?

Three places, kept apart: Dallas permit records (DallasNow, exported October 2026), the American Housing Survey 2023 (U.S. Census Bureau and HUD), and reports from homeowners like you. We review every homeowner report before it shows.

Why do cost guides show a lower number?

Most cost guides give one average for a typical shingle roof, worked out from national prices or from their own customers, then adjusted for your area. They rarely say how many jobs are behind the number or which years it covers. We show what Dallas–Fort Worth-area owners said they paid in a government survey, and what was listed on Dallas permits, with the count of jobs behind each number. A bigger roof, a flat roof, or rotten deck boards push a real job well above a guide's average.
