What Dallas–Fort Worth-area owners paid
Owners of single-family homes told the U.S. Census Bureau what their new roof cost. We count only roofs where someone outside the household did most of the work. About 3 in 4 paid $25,000 or less.
In this area, about half of the households the Census Bureau asked (54%) answered the survey. Fewer answers can make the numbers less exact.

Why Fort Worth permits show only jobs with deck work
In Fort Worth, replacing only the shingles needs no permit. Replacing any part of the roof deck does. So these permits are the jobs where the deck was replaced too. Shingle-only jobs don't show up here. Source: City of Fort Worth, Roofing FAQ ↗
Median listed on the permit · replacements on homes since 2021
Two numbers that count different things. The survey is what owners said the whole job cost, across the whole Dallas–Fort Worth area, for jobs from 2021 to mid-2023. A permit lists an amount before the job, in the city only, since 2021, and only for roofs where the deck was replaced too. We show both and never mix them.
Metal, tile, cedar and flat roofs: 50 permits together, too few for a number.
Of 899 roof permits filed since 2021, we kept the 603 the city issued for replacing a home roof. We left out 148 the city hasn't issued, permits filed twice, repairs and partial jobs, roof work mixed with other building work, changes to the roof's shape or frame, garages and sheds on their own, fire damage, apartment buildings, solar work, permits that weren't roof work at all, 1 new layer laid over an old roof, missing amounts or amounts under $1,000, and 2 over $500,000.

Roof rules in Fort Worth
The deck rule
In Fort Worth, replacing only the shingles needs no permit. Replacing any part of the roof deck does. New deck boards may not go on top of old ones.
The permit fee
Under the fee schedule in effect since October 1, 2026, a home re-roof is a residential remodel permit, priced by the number of trades, not by the amount. For one trade the minimum is $119, plus a $33.08 application fee and a $16.87 technology fee.
The roofer's license
Texas has no state license for roofers. In Fort Worth, a contractor who gets a permit must register with the city each year ($178 in the fee schedule effective October 1, 2026). Owners who live in the home and do the work themselves don't need to register.

What the numbers say about Fort Worth roof costs
What the survey and Fort Worth's roof permits show.
Is a new roof in Fort Worth more expensive than average?
The survey can't say for sure. Dallas–Fort Worth-area owners paid a median of $16,000, against $11,000 for the whole US, but with only 77 roofs the gap is too uncertain.
American Housing Survey 2023 · jobs from 2021 to mid-2023 · one area for Dallas, Fort Worth and Arlington · We counted the US median the same way as this area's. The Census Bureau's own US median is $10,000, because it also counts amounts it filled in itself and amounts under $1,000.
Are Fort Worth roof prices going up?
Probably a little, judging by permits. Permits from 2025 and 2026 list a higher median ($16,800) than 2021–2024 ($12,800 to $15,000). Single years jump around, so don't read much into one year. Across the whole US, owners paid $10,000 in 2021 and $12,000 in 2023 (jobs up to mid-year).

Questions people ask
Is $30,000 too much for a roof?
It's at the top end, but not rare. In the survey, about 3 in 4 Dallas–Fort Worth-area owners paid $25,000 or less for a new roof, and about 9 in 10 paid $35,000 or less (jobs from 2021 to mid-2023). On Fort Worth permits, about 1 in 7 roof replacements are listed at $30,000 or more, and these are jobs where the deck was replaced too. Roof size, roof material and how much of the deck needs replacing all change the price. Check your amount at the top of this page.
What is the 25% rule for roofing?
Fort Worth's permit rules don't use 25%: replacing only the shingles needs no permit, and replacing any part of the roof deck does. Source: City of Fort Worth, Roofing FAQ ↗. In some other states, like Florida, the "25% rule" means something else. There, if more than 25% of a roof section is repaired or replaced within 12 months, the whole section may have to meet today's building code. Since 2022, Florida applies this only to older roofs, not to roofs built to the 2007 code or later. Source: J.S. Held, "Florida Building Code 25% rule" ↗
How much does it cost to replace a roof on a 2,200 square-foot house?
Fort Worth permits list roof area, not house size: roofs of 1,500 to 2,499 sq ft are listed at a median of $12,000, and roofs of 2,500 to 5,000 sq ft at $20,000 (permits mostly from 2024 to 2026, jobs where the deck was replaced too). For house size, the survey has a number: Dallas–Fort Worth-area owners of homes from 1,500 to 2,499 sq ft paid a median of $15,000 for a new roof (32 roofs, jobs from 2021 to mid-2023). Across the whole US, it was $12,000.
Is it cheaper to put a metal roof or shingles?
We can't say for Fort Worth yet. Fort Worth permits list too few metal roofs for a number: metal, tile, cedar and flat roofs are 50 permits together. Shingle roofs are listed at a median of $13,900 (266 permits, jobs where the deck was replaced too). The survey doesn't ask about roof material. The Dallas page shows metal and shingle roofs separately, from Dallas permits.
How much is a roofing permit in Fort Worth?

Do I need a permit to replace a roof in Fort Worth?
Not if you only replace the shingles. If any part of the roof deck is replaced, you need a building permit. Source: City of Fort Worth, Roofing FAQ ↗
Why is the permit number different from the survey?
They count different things, so they don't have to match. The survey is what owners say the whole job cost, across the whole Dallas–Fort Worth area, for jobs from 2021 to mid-2023. A permit lists an amount before the job, in the city only, since 2021, and only for roofs where the deck was replaced too. Shingle-only jobs need no permit, so they don't show up here. We show both and never mix them.
Does a permit include the garage roof?
Sometimes. Some permits cover the house and the garage roof together. We keep those, because the permit is one job. A garage or shed on its own is left out.
Does insurance change what a roof costs?
In the Dallas–Fort Worth area, insurance was the main source of money for about 2 in 3 new roofs (66%). In Texas, Louisiana, Oklahoma and Arkansas together, these roofs had a median of $17,000, and other new roofs $9,000. The survey doesn't say why. These two numbers are for the four-state region, not just Fort Worth. The survey price is for the whole job, including any part insurance paid.
Where do these numbers come from?
Three places, kept apart: the American Housing Survey 2023 (U.S. Census Bureau and HUD), the City of Fort Worth's development permits, and reports from homeowners like you. We review every homeowner report before it shows.
Why do cost guides show a lower number?
Most cost guides give one average for a typical shingle roof, worked out from national prices or from their own customers, then adjusted for your area. They rarely say how many jobs are behind the number or which years it covers. We show what Dallas–Fort Worth-area owners said they paid in a government survey, and what was listed on Fort Worth permits, with the count of jobs behind each number. A bigger roof, a flat roof, or rotten deck boards push a real job well above a guide's average.
